Moving to Bend: 15 Practical Checks Before You Choose a Home
A Bend visit can tell you what you enjoy. A relocation decision needs another layer: how the home, budget and daily routine would work once you live here. These fifteen checks help you move from a good impression to a practical plan.
1. Start with the home you need
Write down your must-haves before browsing: bedrooms, work space, accessibility, storage, outdoor space and maintenance tolerance. Compare actual properties rather than treating a citywide median as your budget.
2. Compare the full monthly cost
Include financing or rent, property taxes, insurance, utilities, HOA charges and upkeep. Add move-in costs and a reserve for the work a particular home needs. Our property-tax budgeting guide is a useful starting point.
3. Decide whether renting first would help
A rental can give you time to learn the area; buying may make sense when your priorities and timeline are already clear. Compare actual rental terms and available homes rather than assuming either choice is automatically cheaper. See our renting-versus-buying guide.
4. Confirm your work arrangements
If you need local employment, investigate openings before committing to housing. If you work remotely, confirm your employer’s requirements and the connectivity available at the exact address.
5. Test an ordinary weekday
Try the trips to work, groceries, appointments and the places you visit regularly. A quiet vacation morning tells you less about your future routine than a trip at the hour you would normally make it.
6. Look at routes as well as neighborhoods
Two homes in the same part of town can create different daily trips. If bus service matters, use Cascades East Transit’s Bend routes and trip planner to check your actual destinations and timing.
7. Verify school assignments by address
For homes in Bend-La Pine Schools, use the district’s attendance-area guidance and confirm the address before relying on a listing’s school names. Ask the district separately about choice programs and enrollment requirements.
8. Picture the home in another season
Think about snow removal, heating, summer comfort, outdoor storage and the way you would use the yard. Ask about the property’s systems and maintenance history instead of relying on a sunshine slogan.
9. Plan winter travel
Check TripCheck for your route, especially when your move or regular travel involves a mountain pass. Your starting point, weather and road conditions matter more than a fixed travel-time promise.
10. Include smoke and emergency planning
Bookmark Oregon DEQ’s air-quality information and sign up for Deschutes Alerts. Update the alert profile with your new address when you move.
11. Check insurance for the particular property
Get a quote early enough to understand the coverage, deductible and cost before making a housing decision. One property’s insurance bill does not tell you what another home will cost.
12. Confirm utilities and internet
Identify providers by address, ask about account setup and confirm installation timing. For City of Bend utility accounts, start with its service-change guidance; do not assume every Bend address has the same providers.
13. Find the outdoor routine you actually enjoy
In his East Bend tour, David Keyte explains that mountain biking drew him to Bend on his first visit in 2013. His East Bend recreation guide shows one way to explore. Your version might be a park walk, a ride or a quiet afternoon outside; test it yourself.
14. Make room for community
Choose activities you would want to repeat: a class, volunteer role, market visit or local group. Our Check It Out collection can help you find places to begin.
15. Choose the address that fits your priorities
There is no single neighborhood that works for everyone. Compare the home, costs, routes and activities together. Use our community guides to narrow the visit, then evaluate individual homes.
Turn the checks into a move plan
Once you know your priorities, the next step is sequencing the move. Use our Bend moving checklist to organize housing, services and arrival. When you are ready to compare homes, tell Bend Relo what an ordinary week should look like.
