Central Oregon Real Estate Q&A – Week of April

Each week, we answer a couple of the most relevant questions we’re hearing from buyers and sellers across Bend and Central Oregon. Here’s what’s top of mind right now:

Q: Is spring a good time to list my home in Bend?

A: Yes—spring is one of the strongest windows to sell.

As we move deeper into the season, more buyers enter the market, especially those looking to make a move before summer. This increased demand often leads to more showings, stronger offers, and better overall exposure.

That said, competition is also picking up. New listings are hitting the market weekly, which means pricing your home correctly—and making a strong first impression with photos, staging, and marketing—is critical.

Q: Are buyers still negotiating, or are homes selling at asking price?

A: Negotiation is back—but it depends on the property.

Unlike the peak frenzy of previous years, today’s buyers are more strategic. Many are negotiating on:

  • Price
  • Closing costs
  • Interest rate buydowns

However, well-priced homes in desirable locations—or homes that are fully updated and move-in ready—can still attract strong offers and sell close to (or at) asking price.

What This Means for You

  • Sellers: You’re in a solid position this spring—but strategy matters more than ever.
  • Buyers: You have more leverage than before, but the best homes still move quickly.
