A water-wise landscape starts with understanding the property’s water provider, irrigation equipment and planting needs. Smart controls or graywater systems are not automatic guarantees of lower bills, and a greener lawn is not proof that a system uses water efficiently.

Identify the provider and look at actual use

Confirm who supplies water to the address. Ask for available usage records and information about the irrigation system. City of Bend customers can consult the City’s conservation resources and WaterSmart account tools. Do not assume every home described as “Bend” receives City water or qualifies for the same programs.

Review irrigation before replacing equipment

Check for visible leaks, broken heads, overspray and runoff. Ask how zones are scheduled and whether the controller is adjusted for current conditions. A qualified irrigation professional can help evaluate equipment and plant needs. Replacing a controller does not by itself establish a particular savings percentage.

Check current rebates before buying

The City’s water-conservation page links to irrigation, indoor-device and turf-replacement programs, watering rules and educational guides. Confirm eligibility, application steps, funding availability and any approval needed before purchasing equipment or starting work. Program details can change. Follow the rules that apply to your provider and property.

Treat graywater as a separate permitted system

Graywater reuse needs its own assessment. Oregon DEQ regulates graywater reuse and disposal systems under state rules and provides permit resources. Review DEQ’s graywater guidance and contact the agency about the proposed system, its water sources and intended use. Confirm applicable plumbing and local requirements with the responsible office and qualified professionals.

Do not assume graywater is suitable for every site, that every household wastewater source can be reused the same way, or that reuse creates an exception to other water restrictions. Existing installations should be checked for documentation and maintenance needs.

Compare ongoing responsibilities

When buying, ask who maintains the landscape and irrigation, what equipment conveys, and whether any specialized system requires service. Budget for actual upkeep. Bend Relo can help you collect property information, while the provider and relevant professionals answer technical and compliance questions. This guide does not promise a specific bill reduction or resale benefit.
