April 2025 Bend Real Estate Market Update: Spring Awakens the Listings (and the Buyers)
Spring has arrived in Central Oregon, and with it comes a familiar trend: real estate activity is stretching, yawning, and rolling out of bed. The April 2025 Beacon Report shows clear signs that the market is warming up—kind of like us locals finally stepping outside without a puffy jacket.

Bend Market: Back in Motion
After a sleepy winter, Bend’s single-family residential (SFR) market is back on its feet. March saw a solid jump in home sales, with properties flying off the market faster than free Deschutes beer at a summer concert.
“The Bend SFR market had a boost in the number of sales last month and the median marketing time declined to 32 days: the lowest since September of 2024,” said Donnie Montagner.
That 32-day median is noteworthy—it tells us buyers are back at the table, possibly re-energized by the longer days, thawing driveways, and that ever-compelling urge to live closer to the trails.
We’re still in a low-inventory environment, which means competition can get spicy. Buyers need to be ready to pounce—preferably with pre-approval in hand and decision-making shoes laced up.
Redmond: Calm, Cool, and Confident
Redmond, Bend’s laid-back neighbor, is also showing signs of spring life—just without the caffeine jitters. Sales ticked up slightly, and homes are now selling in an average of 34 days. That’s the fastest in three months, which in real estate terms is a subtle nod of encouragement.
“There was a slight change in price trend and number of sales in Redmond last month. The median marketing time in Redmond declined to 34 days,” Donnie shared.
Redmond is still offering solid opportunities for buyers who want to stay close to Bend without paying Bend premiums. Plus, it’s a little easier to find parking.
Smaller Markets: Quiet Progress
Sisters, La Pine, Sunriver, Crook County—these smaller Central Oregon communities are all seeing gradual shifts. Inventory is ticking up slightly, which is great news if you’ve been waiting for the right listing to appear without having to elbow five other buyers out of the way.
“Most small SFR market areas in Central Oregon had a slight increase in inventory in the first quarter of 2025 when compared to the last quarter of 2024,” said Donnie.
“As is common in the Central Oregon real estate market, it appears that market activity has begun to increase as the Spring season approaches.”
One fun standout: Sunriver homes sold with a median of just 7 days on the market. That’s not just fast—that’s “your favorite trailhead on a Saturday morning” fast.
Buyer & Seller Notes: From the Frontlines
If You’re Buying:
This isn’t the time to window shop indefinitely. With days on market shortening, homes are selling before you can finish your coffee. Get your financing lined up, work with a knowledgeable agent, and be ready to act quickly. That perfect home might not wait for a second showing.
If You’re Selling:
Buyers are emerging from hibernation, and you’ve got their attention. However, this is not a license to price like it’s 2021. Be strategic. Homes that are clean, well-staged, and priced realistically are the ones seeing multiple offers—not the ones trying to test the upper limits of the market. Think polished, not pushy.
