The sustained marketing and follow-up behind a $1.9 million sale on Nightfall Circle.

The home at 2743 NW Nightfall Circle had much to show a buyer: Cascade mountain views, generous living spaces and an expansive deck. Selling it still required sustained work after the initial launch.

David Keyte represented the seller in 2021. The property was listed on August 27 for $1,999,000. It reached pending status on October 27 and closed on December 6 for $1,900,000.

The 61 days between listing and pending are part of the story. This was a luxury sale that developed over time, with marketing, conversations and follow-up continuing well beyond opening weekend.

Presenting a home with a lot to communicate

The historic listing described approximately 5,273 square feet on a 0.70-acre property in Awbrey Butte. Vaulted wood ceilings, a large cedar deck and a main-level primary suite were among the features that gave the team substantial material to work with.

For a home like this, the marketing needed to help a prospective buyer understand how those spaces connected and what made the property worth a closer look. David recalls using listing videos and extensive digital marketing to support that effort.

The objective was to attract the right inquiries and turn those inquiries into informed visits. Exposure was a starting point; the follow-through came in conversations with interested buyers and their agents.

Keep working the interest already earned

As people viewed the home, David built an interest list and stayed in contact with the parties who might still be considering it. That work mattered when the first offer arrived.

According to his account, the team reached back out to other interested parties, and the situation developed into multiple offers. David credits the resulting competition with strengthening the seller’s negotiating position before the seller accepted the $1.9 million offer.

What can be described clearly is the work: continue presenting the property, maintain an accurate picture of buyer interest, and reconnect with those buyers when there is a meaningful development.

A luxury result without a first-weekend narrative

It is tempting to tell every successful sale as though the outcome became obvious the moment the home went live. Nightfall is more useful to a prospective seller because it shows a longer process.

The team had to keep working after the launch. The seller ultimately accepted less than the asking price, and the transaction still achieved a substantial $1.9 million sale. Both details belong in the account.

For a homeowner considering selling in Awbrey Butte, this is the kind of experience worth discussing in a consultation: how will the agent present the property, track serious interest and respond if the first weeks do not produce the right offer?

The answer should include what happens after the photographs are delivered and the listing is online. It should include the conversations, updates and decisions that turn marketing into an active sales effort.

Nightfall illustrates that part of David’s experience. A home with distinctive features still needed a persistent plan, and the work continued until the seller had an offer they were ready to accept.
